How to Prevent Termites Around Your Home
Termite prevention is mostly about maintaining a home that stays dry, remains easy to inspect, and does not give termites concealed routes from soil or nearby wood into the structure. These steps can reduce risk, but they cannot prove that a home is termite-free or eliminate an infestation that is already active. Keep wood and siding separated from soil or mulch, direct water away from the foundation, repair leaks, store firewood and lumber away from the house, keep foundation edges visible, and maintain crawl-space, attic, and roofline conditions according to the home’s design. Prevention is ongoing maintenance, not a one-time product application. Professional inspection or monitoring may also fit depending on regional termite pressure, the home’s history and construction, and any existing warranty or service agreement.

Foundation and Exterior Walls
The lower edge of the house should stay visible enough to inspect. Soil, mulch, dense planting, stored items, lattice, and additions can conceal the place where siding or framing meets the foundation. That hidden edge matters because subterranean termites can build shelter tubes across masonry and other surfaces without the route being obvious from a distance.

Extension guidance commonly recommends keeping roughly 6 inches of visible inspection clearance between the bottom of siding and the soil or mulch line. Treat that as a practical inspection target, not a universal national code rule: requirements vary by state, locality, construction type, and material. The functional goal is to avoid direct wood-to-soil contact and preserve a clear view of the foundation edge.
- Do not raise soil or mulch until it covers the lower siding or foundation inspection space.
- Keep attached lattice, planters, stored materials, and landscape features from hiding the wall-to-ground junction.
- Repair exterior gaps, damaged trim, and deteriorated components as ordinary building maintenance, while recognizing that sealing visible gaps alone does not make a structure termite-proof.
- Keep vents and other intended openings unobstructed and maintain them as required by the home’s ventilation design.
Moisture and Drainage
Persistent moisture creates a conducive condition and can make inspection or existing protection less effective over time. Look at where water goes during rain and normal household operation, then correct conditions that repeatedly wet the foundation, siding, framing, or nearby soil.

- Maintain grading and drainage so surface water moves away from the building rather than collecting against it.
- Repair plumbing, roof, exterior-faucet, and air-conditioning condensate leaks promptly.

- Investigate recurring dampness rather than covering it with storage, finishes, or new landscaping.
Moisture correction is valuable whether or not termites are present. It is not, by itself, proof that an active infestation has been controlled.
Yard, Landscaping, and Stored Wood
Landscaping should not hide the building edge or keep it persistently damp. UF/IFAS recommends allowing roughly 2 feet between plantings and exterior walls while accounting for future growth. Exact spacing is site-specific; the broader goal is to keep the foundation visible, allow maintenance access, and prevent vegetation from holding moisture against the structure.
- Stack firewood, lumber, cardboard, and other cellulose materials away from the house rather than against the foundation or inside a crawl space.
- Remove discarded boards, buried form wood, and avoidable wood debris near the structure.
- Use mulch sparingly, keep it below the siding line, and do not let it contact door frames, window frames, posts, or other wood components.
- Remove dead stumps and roots close to or beneath the building where practical and appropriate.
- Trim vegetation so it does not block inspection of the foundation, touch exterior walls, or bridge to the roof.
Finding termites in a distant stump or landscape timber does not automatically mean the house is infested. The prevention task is to keep the structure inspectable and address routes and conditions at the building itself.
Crawl Space or Basement
Crawl spaces need a moisture strategy that matches their actual construction. A traditionally vented crawl space, a mechanically conditioned space, and a fully encapsulated space are not maintained by the same design rules. A national prevention guide therefore should not prescribe a ventilation ratio, vapor-barrier coverage percentage, or material thickness for every home.
Keep the space safely accessible for inspection, correct plumbing and drainage problems, avoid storing wood or cardboard inside, and do not let insulation, liners, or later alterations conceal the foundation-to-framing inspection path. A vapor barrier or encapsulation system can help manage moisture when properly designed, but it is not termite treatment. Attic, Roofline, and Upper Entry Points
Drywood termites do not require soil contact, so ground-level moisture work does not address every prevention concern. Keep soffits in good repair, maintain screens on vents where screens are appropriate, repair roof or plumbing leaks, and trim branches away from walls and rooflines. Do not block ventilation or alter an attic system without considering the building’s design and applicable requirements.
Regional note: In areas of the South and Gulf Coast affected by Formosan subterranean termites, Mississippi State University Extension advises turning off unnecessary exterior lights and closing blinds or curtains during evening swarm events because the swarmers are strongly attracted to light. This may reduce nuisance entry; it is not primary structural protection and does not replace inspection or an appropriate prevention plan.

What Prevention Cannot Do
Good maintenance lowers avoidable risk and makes new evidence easier to see. It does not create a termite-free certification, reveal activity inside sealed walls, determine whether old damage is active, or restore wood that has lost strength. It also does not turn a moisture-control product, sealant, mulch choice, wood coating, or isolated spot application into a complete termite treatment plan.
Do not apply a termite product simply because a property has mulch, damp soil, a crawl space, or another risk factor. Preventive pesticide treatment is a separate decision based on regional risk, construction, treatment history, the individual product label, state rules, and professional advice. The Role of Professional Prevention
A professional prevention program may include inspection, monitoring, a service agreement, or label-approved preventive treatment. It is not automatically necessary on the same schedule for every home. The appropriate inspection or service frequency depends on regional termite pressure, prior activity, construction and access, existing treatment, and the terms of any warranty or contract. When to Stop Maintenance and Get an Inspection
Move from prevention to evidence confirmation if you find:
- mud tubes on a foundation, pier, sill plate, wall, or other part of the structure;
- swarmers emerging indoors or repeated accumulations of discarded wings;
- pellets beneath wood or small openings that could be drywood termite kick-out holes;
- live termites or newly exposed galleries;
- soft, sagging, cracked, or visibly weakened structural wood;
- possible activity in a sealed, unsafe, or inaccessible area.
