Why Hawaii Is a High-Pressure Termite State
Hawaii’s warm, humid, tropical climate is ideal for termites, and its island biosecurity story is unusual: the termite fauna doubled from four to eight species since the early 1990s, and every one of the eight is introduced. Repeated indoor swarmers or piles of wings near the same window, door, vent, or light deserve inspection. Because Formosan swarmers fly at dusk and are drawn to lights, outdoor swarmers confirm termites nearby but do not automatically prove that a colony is inside the home.
Soft, hollow, or damaged wood
Subterranean galleries may contain soil, while drywood galleries can remain hidden inside wood that looks intact. Damp or decayed wood raises a moisture-and-dampwood question. Visible evidence cannot establish the full hidden extent or structural safety.

When Do Termites Swarm in Hawaii?
Hawaii’s warm, humid evenings drive termite flights, and the most useful pattern is the Formosan peak in spring. Timing can help orient an inspection, but weather, location, and indoor conditions all shift the calendar.

Why Formosan and Asian Termites Need Faster Assessment
The Formosan and Asian subterranean termites are invasive Coptotermes species, and Hawaii is unusual in hosting both. CTAHR calls the Formosan termite the single most damaging insect pest to homes and structures in the state. They follow the subterranean-control route, but their risk profile is different from an ordinary one-point household clue: colonies can be very large, and they can build moisture-holding carton material in structural voids.
That does not mean every evening swarm is a Coptotermes or that every sighting signals immediate structural failure. Get a Licensed Inspection Promptly If
- live termites, repeated indoor swarmers, or recurring piles of wings are present;
- mud tubes enter framing, flooring, walls, or another structural area;
- hard pellets return after careful cleanup;
- wood is soft, sagging, extensively damaged, or potentially structural;
- subterranean signs appear and Formosan or Asian termites are plausible;
- a property transaction, structural fumigation, or a termite inspection report is involved;
- you cannot confidently separate termites from ants or another wood pest.
Photos and observation tools can improve triage, but they cannot establish colony location, current activity, hidden extent, or structural capacity.
Treatment Paths Depend on the Termite Type
Professional liquid soil treatments and monitored bait systems are the main categories; CTAHR has a long Hawaii history of bait-system and physical-barrier research. Because these termites can build above-ground carton nests, treatment planning should begin with an inspection that identifies colony location, moisture conditions, and accessible treatment routes.

Infested furniture or removable wood may be isolated, removed, or professionally treated. The Department of Commerce and Consumer Affairs (DCCA), through its Board of Pest Control, licenses pest control operators and field representatives under the Pest Control Operators law, HRS Chapter 460J. The Department of Agriculture and Biosecurity (DAB), through its Pesticides Branch, certifies applicators who use restricted-use pesticides. Both systems can matter for a single job.
- Verify the operator license and branch. DCCA pest control operator licenses use branches: BR-1 Fumigation, BR-2 General Pest, and BR-3 Termite. For non-fumigation termite work, confirm BR-3; for whole-structure tent fumigation, confirm BR-1. Check the licensed PCO/entity and responsible managing employee in the official DCCA license search. If a PCFR handles the inspection or proposal, verify that representative’s applicable branch and supervising PCO as well.
- Confirm applicator certification for fumigation. Structural fumigation may only be performed under the direct supervision of an applicator certified in fumigation by the Department of Agriculture and Biosecurity. This is a separate system from the DCCA operator branches.
- Require an evidence-based proposal. It should identify the organism or treatment route, affected areas, access limits, recommended work, and unresolved conditions.
- Read every guarantee and renewal term. Compare treatment area, exclusions, follow-up inspections, renewal fees, treatment-only versus repair coverage, and transfer rules.
- Distinguish treatment from repair coverage. A treatment-only agreement is not the same as a repair warranty. Read limits, waiting periods, and renewal terms.

Buying or Selling a Home: Hawaii’s Termite Inspection Report
Hawaii uses an official Termite Inspection Report (the state PC-09 form), signed by a licensed PCO or responsible managing employee in BR-1 or BR-3; the form also identifies the inspector and supervising PCO when applicable. In a home sale it is commonly ordered, but whether it is required and what deadline applies depend on the signed contract or lender rather than a blanket legal requirement on every sale.
- It is a visual inspection of areas accessible at the time of inspection. Obstructed, enclosed, or concealed areas are outside its findings and must be identified.
- It is not a guarantee that termites are absent, and it does not assess structural integrity or repair cost. The form says its information is considered reliable for no more than 15 days after inspection.
- Under Hawaii’s pest control law, the licensee is not responsible for later infestation unless termites in the inspected area were visible at the time of inspection.
- The inspector must be independent of the transaction, with no financial or ownership interest in the property.
Separately, Hawaii’s Seller’s Real Property Disclosure Statement asks the seller to disclose known wood-destroying organisms. Read the report, attachments, inaccessible-area notes, and any treatment proposal together. A clean-looking accessible area cannot clear a concealed wall, slab joint, or closed crawlspace section that was not inspected.
